Brownfields / Infill Development Support
To be successful in the redevelopment arena, experience is paramount. That experience is the difference between fulfilling the project team's objectives and failure.
The Source Group's project teams are comprised of multiple disciplines that work together to evaluate risk and reward, and have the skill sets to bring each redevelopment project to a rapid and profitable completion. The redevelopment teams at The Source Group have been working on redevelopment projects long before the term "Brownfield" became popular vernacular. Our developer clients (e.g. investors, builders, and municipalities) have trusted us with assembling a lineup of experts that understand the industry, the needs of the community, and the pitfalls associated with a risk intensive endeavor. From the onset of the initial screening, we confirm that the prospective redevelopment possesses the two most important factors; community support and an economic end-use for the property.
Prior to enactment of the Brownfields Revitalization and Environmental Restoration Act of 2001 (April 25, 2001), The Source Group was assembling teams to redevelop contaminated and blighted properties within economically abandoned urban settings. As they became available, The Source Group employed innovative tools that enabled previously infeasible projects to be redeveloped. Some of those tools include Assembly Bill 389, Senate Bill 989, Polanco Redevelopment Act, State and federal grants, regulatory shortcuts, and exemptions offered by infill development within the cities' redevelopment zones.
Unlike many firms that offer costly "turnkey" redevelopment programs, The Source Group utilizes a completely different approach, one that provides the same level of liability protection while generating more profit for the investors.
